Larry: So I want to talk next about the Deal of the Week.

Kandas: Favorite Deal of the Week.

Larry: Our favorite Deal of the Week. We get deals every single week, right? First of all, Kandas, Rina wants to know what’s that phone number. She didn’t get the phone number. Is that the phone number to call?

Larry: That’s exactly right. Now, I want to talk about some land that we’re buying. I think it's really important especially when you first start out in real estate, you need to try to be able to put every deal together that you can because let’s face it, most people starting out in real estate, you need money, right?

Kandas: Now, this is a double-edged sword and I just want to jump in here because just getting started in real estate, you may not be familiar with all of the ways that you're able to put a deal together. So it is important for you to connect to somebody, align with somebody that can teach you what you don’t know. Somebody that you know like you can trust and get as close to them as you can whether it’s us or anybody else.

On that same note, I would like to make sure you guys are doing your homework on anybody that you partner with. If you have the ability to get to the source of the training, don’t get it second hand. Does that make sense? There are some people that we know about in the education industry that are re-teaching material from other speakers. If you have the opportunity to get it from the source, then I would suggest that that’s what you do instead of getting it secondhand from somebody who may or may not have taken good notes with that training or have listened to everything or actually tried everything that that original educator was trying to do. That’s about as politically correct as I can get.

Larry: Listen, it doesn’t make any difference if it was politically correct or not. I’ve seen people go to seminars. I’ve been teaching this seminar and I’ve been in the audience of the seminar, and there’s other attendees that will say, you know, “Hey, sign up for my local coaching program or my local mentoring program,” or whatever. Then they’re there attending but they’re really there to try to find coaching students. Okay? I think that’s kind of what you're talking about.

Kandas: It is, it is. If you have a local coach, I’m not coming down on local coaches. You know your local markets and that’s not what I’m saying at all. But if you have the opportunity to advance your education and get your information from the source that created the education that’s been doing it longer, that’s what I would suggest you do.

Larry: That’s a really good point. Now, let’s talk about the Deal of the Week. The Deal of the Week is the smallest piece of acreage just under 10 acres that we're buying. I negotiated it down to $10,000, okay, for just under 10 acres. This land is landlocked. It has an easement. It’s a 500-foot easement, 30 feet wide, right? Yeah, 500-foot easement and it’s…

Kandas: 500-foot long, 30 feet wide.

Larry: Now, after having somebody go out and take a look at the property.

Kandas: No, Courtney, there’s no house on it. It’s just land.

Larry: Nope. Just land.

Kandas: But it is in Rock Hill.

Larry: It’s in Sharon. It’s in Sharon actually. But here’s the thing. Even though it has an easement, you have to go down a deep hill, right?

Kandas: I can see your hand. There you go.

Larry: Down a deep hill and then back up a hill and there’s a gulley at the bottom of the hill where the easement is. So really, you can’t put a road in or a driveway in unless you want to spend a lot of money to have an excavator going there and fill up that gulley and put a road in and put a culver in and all that good stuff.

Kandas: If you own the equipment yourself, it may not be that big of a deal.

Larry: Right, right. So I’m thinking, how in the world can I sell this property?

Kandas: Because we're buying it.

Larry: We are buying it.

Kandas: Ultimately we’re buying it.

Larry: So how can I make money on this property? So what I did was I got to thinking what’s this land good for. Well, number one, it’s good for hunting. There’s all kind of deer out there.

Kandas: Turkeys.

Larry: There’s turkey and deer and all kind of stuff and it's 8 acres, so it's a pretty good size. Right?

Kandas: It's pretty private.

Larry: The other thing is, you know, I don't know if you guys have heard or not but there’s things called recreation land, right, recreational property. So like you’ll go out and ride motorcycles, ride four-wheelers, whatever, camp out, maybe build a little cabin or something. So what I did is I started posting on Craigslist and Facebook, I started posting that I have 8 acres, it's not suitable for a house.

Kandas: Right upfront.

Larry: I put that right upfront. It’s not suitable for building a house. You know, it sits way back, it's very isolated, it's very private. It’s a 510-foot right of way to get to it and so it’s very private out in the middle of nowhere and it's great for recreation or hunting, and you have to have four-wheelers to access the property just to get to it.

Kandas: Because of the gulley.

Larry: And I got to tell you this, guys. I’m being totally upfront in talking about that and plus, I put the price of 99 or 175, I can’t even remember what the price was. I think it’s 175.

Kandas: I think it’s 175.

Larry: So by doing that upfront, we have had more inquiries on that property than all of our other properties combined in the last week. I couldn’t believe the amount of inquiries. I mean, we have people on Facebook just making this offer. “I’ll give you 14,000 cash today”, “I’ll give you 12,000 cash today” was just two of the offers that we got. I could not believe it. I couldn’t believe it. So guys, whatever the kind of deal you have make sure you look for ways to turn lemons into lemonade. It’s very, very important. If you want to see the property, go to Investorsrehab.com, click on ‘properties’ and there it is, right there it is.

Kandas: It's there right now and some of the properties that I don’t even know if all of them are up on the website. I know that we have like 24 properties right now under contract. We have them closing every week. So they may not hit the website. Daniel is going to be one of your best friends when it comes to looking at properties that we’ve got, staying in touch with him, letting him know what you need so that when we get something in your area, he’s going to be able to notify you especially if you are a ready-to-buy cash buyer that knows and trusts that we have looked at the property, we know it was worth us buying it so it’s worth us selling to you as well. So he’s going to be a really good contact for you to have if you are a serious cash buyer which is what all of our properties we intend to sell them to cash buyers. That’s the way we market.

Larry: Exactly. Exactly. Now, I want to talk about a few virtual investing tools. Okay?

Kandas: Hi, Seanna.

Larry: Hey, what’s up? There’s a lot of tools out there but I want to talk about a few of the tools that we use to be able to buy and sell properties virtually. Okay? The first one I want to mention is if you're just starting out, you don’t have a CRM, you don’t have an expensive phone system or whatever, text messaging is a great way to stay in touch with your buyers and your sellers. You can build a list through a company called LiveComm. L-I-V-E-C-O-M-M dot com. There’s also a LiveCom (C-O-M) dot com. Right? They do more features but LiveComm (C-O-M-M) dot come is primarily for texting and it's a great service, it's very inexpensive and you can build a text messaging list. You can build a text messaging list and then even if it’s buyers or sellers or whatever, then when you get another property, you can just start texting all of your buyers. Right? It's really, really cool. It really is. I’ve known about it for a little while but my friend Mick Steven told me about it. He actually reminded me about it yesterday when he and I recorded a podcast. So he’s out of Texas. Great guy. That’s just one. That’s just one tool.

The other tool that you need, now that’s to be able to market to your buyers or stay in touch with your sellers that you didn’t buy from. If you want to follow up with them and give them a nurture campaign. So the other tool I want to talk to you about is being able to take pictures of properties. It's very important that you send somebody out to take pictures. And we use two different services. The first one is called WeGoLook.com. WeGoLook.com. Has anybody on here that’s ever used on them? They’re a really good service. WeGoLook.com. For about 30 or 40 bucks, they’ll go look at anything. Anything. I don’t care where it is. Okay? I don’t care if it’s a house, a car, a boat, whatever.

Kandas: And you just tell them what kind of pictures you want, that you want from every angle of the house, you want from both standing in the street looking both ways. You want the front yard, you want the backyard, you want side views. You want however many inside of each bedroom, of each nick in the wall. You tell them what you want pictures of and that’s what they’ll do.

Larry: Exactly, exactly.

Kandas: They’re not always the best pictures for marketing a property to resell it because just with the angles and stuff like that they take them but it can definitely help you on the buy side.

Larry: Exactly, exactly. Now, so that’s WeGoLook. And the other one is BPO Photoflow. BPO as in broker price opinion, Photo Flow (P-H-O-T-O-F-L-O-W) dot com. Now, the other thing is you want to find some boots on the ground to go put you out some signs. You can find those on Craigslist, you can find them at temp agencies and you can find them on Facebook. Right? Either post under jobs at Facebook under a local jobs group or you can post on your Facebook and share it, have other people share it. Or you can also in the marketplace as well as there’s other groups out there for employment and real estate. For example, let’s say you have a house in Houston, Texas that you want to have a boots-on-the-ground person to go put out signs, look at property, whatever. You just post to that group in Houston that you need a boots-on-the-ground to go out and you either offer them a percentage of the deal or 500 bucks when it sells or whatever that is. Right?

Kandas: Yeah, whatever you guys work out.

Larry: Exactly, exactly. The other service I want to talk to you about is CallRail. We use CallRail (C-A-L-L-R-A-I-L) dot com. And with CallRail, it's answering service. You can have it forward anywhere. Like whenever our seller calls come in, they go to Kandas and I, they’ll round-robin between the two of us. If one of us don’t answer, the other one gets it. If neither one of us answer, they go to to PATLive. So the cool thing is you can have specific numbers for specific campaigns and you program that number in your phone so you know when they call, “hey, this is a seller lead from North Carolina direct mail or this is a Craigslist seller lead.” Or whatever it is. Does that make sense? Does that make sense to you?

Kandas: It does to me.

Larry: That’s funny. So those are some tools that you need for investing. I think that was the only ones that I wanted. Oh, a mobile notary. I think we’ve talked about this before recently, but we use a mobile notary service. When I get on the phone with somebody, like literally just about 30 minutes or an hour ago.

Kandas: It was about 30 minutes.

Larry: I renegotiated a deal down from $10,000 down to $3,000. And check this. There’s somebody living in the house right now paying $300 a month. So don’t tell me you can’t buy a filthy rich’s house for $5,000. I just bought one for $3,000. Okay?

Kandas: What do you need that name of again, Sheila? The mobile notary is?

Larry: NSSNotary.com. NSSNotary.com is the one we use and literally within an hour or two they can have a mobile notary. You don’t have to have to contracts notarized. But they have the—

Kandas: CallRail was the call service.

Larry: Yeah, CallRail.com. But within an hour, they can have virtually a notary, virtually anywhere in the country. Right? Anywhere. So that’s really cool.

Kandas: They’re really good and I like their back-office interface too because you upload your documents to a portal, the mobile notary pulls it down and takes it out to the property, signs it or has the seller sign it and then they upload it right back to the portal, send you a notification that’s there and you can leave it there, pull it down into your files, whatever you need to do.

Larry: Exactly, exactly. That is really cool. I love NSS Notary. I just renegotiated a deal from 10 grand down to $3,000. We do have the house sold for 99, but it does—

Kandas: I think we’ll talk about this property next week too.

Larry: We are going to talk about this.

Kandas: Like next week’s title.

Larry: This is probably going to be the Deal of the Week next week and it's going to be the training topic next week: how to make money on properties that have title issues.

Kandas: That’s next week.

Larry: Next week. We're going to talk about that next week.

Kandas: This direct mail is opening up all types of titles for us to train on because we’re falling into things that we haven’t fallen into in a long time.

Larry: Exactly. We are. And you know what, I’ve started doing some research on this and I love this whole thing, I’m like, “Why haven’t I been doing this before?” There’s so much money to be made on properties that have title issues and I tell a lot of these people “I’m sorry, I can’t help you,” you know.

Kandas: Until now.

Larry: Until now.

Kandas: And we're going to talk about that next week.

Larry: We're going to talk about that next week. That will be probably the Deal of the Week and that will be our training topic next week as well. So last thing we want to talk about is being generous. Now some of you may already know this because they’ve been around since the ‘50s but…

Kandas: I just learned about them. I didn’t know until this week.

Larry: So I just learned about this organization called Compassion International. It's at Compassion.com; Compassion International. And they are all over the world and their whole thing is helping kids who are at risk, who are hungry, who don’t have food, who aren’t going to school right now, and you can sponsor a child and at our church we had ‘compassion Sunday’ and they were talking about this and one of the guys who actually works there, when he first found out about it, his son wanted to sponsor a child and his son was in college and he told his son “That’s not even a real kid. They’re just doing that,” and he actually got the chance to go meet his child that he was sponsoring. So our church had a goal to sponsor 300 children and I just got a text yesterday from our church they had over 1500 sponsors.

Kandas: So that’s from Sunday to Tuesday.

Larry: Yeah, and they have this huge tractor trailer truck set up. It's customized where you walk through and they give you a little guided tour with an audio recording with headphones and you hear about children that they’ve helped and where they live, and they have little things like this is their room and it's about, you know, 5 x 5 where this kid and 3 or 4 brothers and sisters and the parents living like a 5 x 8 or 5 x 5 something wrong. And that’s it. That’s all they have.

Kandas: They have three different stories and so you choose the story that you want to hear and you can go through all three of them. I just went through one. Larry gave that share Monday morning in our Monday morning meeting and then encourage us, you know, if we felt led to go to his church which is just down the road and go through it ourselves. So my mom and I did that actually and we had talked about pulling a kid, one kid for the company to sponsor but when we got there and got in, we went through the stories, we got into the room, momma made the comment, “Well, we have two companies. So we could get a kid for each company.” Which is what we did. We picked up two kids to sponsor; one for Neighborhood Housing Group and one for the Goins Group, and this is our little boy for…

Larry: Put it up a little higher.

Kandas: This is our little boy for the Goins Group and this is our little boy for Neighborhood Housing Group. So we are super excited to be able to start getting to know these guys and one is 8 and one is 9. Right?

Larry: Right.

Kandas: Yeah. One is 8 and one is 9.

Larry: And Kandas’ family sponsored a child also.

Kandas: We did. I picked up a little boy

Larry: Also her mom did.

Kandas: Momma picked up a little girl. So yeah, we're really excited about being able to get to know these little guys and girls.

Larry: It's $38 a month. And here’s the cool thing. Like at Christmas and birthdays, you get to send in letter, send in gifts. They also have an app. We thought this was really cool. You can literally type a letter in the app to your child that you're sponsoring. They will translate it, print it out and somebody takes it into that village and gives to the child and then they write a response, a letter by it, and then it gets translated and it gets scanned and put in the app so you're communicating through this app right here. Right? Which I thought that was really cool.

Now, I got to tell you this story real quick. One of the families at our church was up talking about this and they’ve been sponsoring three children for several years, and that’s what our family did. I picked out a child, my wife picked out a child and Noah, our son, picked out a child. So they’ve been sponsoring three families or three children. So they get to give them a present at their birthday and Christmas, right? So they’ve donated $50 to this child. One of their children that they’re sponsoring $50 for their birthday and they thought, “Well, they’re going to go buy a toy or maybe buy some clothes or something.” But the child sent back a picture of them standing in a field with their parents and in the letter, it said, “Thank you so much for my birthday present. Because of your birthday present, my family and I were able to buy a field to plant corn that will feed our family for a year.” I’m like, “Man! That’s amazing.” That really is amazing that number one, $50 will buy a field, right?

Kandas: And plant. And the corn to plant.

Larry: Exactly, exactly. So that really just blew me away. So that’s the website right there, Compassion.com. It is a nonprofit so every month it’s totally tax-deductible, the $38 is tax-deductible. So I urge you, if you can, please go out and do that. Right? Please go out and do that.

Kandas: Any way you're able to be generous is what this show is about. We make money with real estate, we make money with partnering. We don’t hide either one of those facts. Everybody has to make a living somehow and this is how we do it. But there’s only what is in that Forrest Gump movie? “Momma says there’s only so much money a man needs and the rest is just for showing off.” So you pay it forward, give it back to your communities. Give it back in whichever way you feel led to do. And I know that was a prayer of mine when I was on the way to the Compassion International setup at the church was “You know, God, if there are kids that need our help that we’re going to be able to bless, that we're going to be able to feed into please point those out to us.”

And honestly I also prayed for Him to kind of halt my emotions with the other ones because I have a tender part for kids when it comes to anybody that can be put in a better situation and I didn’t want to walk out of Compassion International with 15 or 16 kids to support. So I wanted to make sure we were going to be able to give the attention and monthly letters or weekly letters or however often we wanted to communicate to the ones that we did pick up, so that’s why we started with the two. And it was awesome. It really was. But in whatever way you're able to give, just do something. If it’s time, if it’s money, it doesn’t matter. And even if it’s just a smile, if that’s all that you can offer to somebody on a daily basis, then just do that.

Larry: That’s really important. That’s good, that’s good. It doesn’t have to be monetary, right? It doesn’t have to be monetary.
